    The Journey

    From Siberia to Sensory Design

Svetlana Hanover's hospitality story starts far from vacation rentals. She was born in rural Siberia, where long winters and tight resources quietly trained her to notice the small details that make a space feel comforting rather than cold. At eighteen, she boarded her first airplane with $500 in her pocket, no English, and flew to the United States determined to build a different kind of life.

Her first job was as a catering waitress in a legendary New Jersey fine-dining venue that hosted up to twenty-five weddings per weekend and more than two thousand guests a day. Within a few years she had risen to assistant general manager. Overseeing silver-service banquets under chandeliers, she learned how to read a room, orchestrate energy across a space, and make hundreds of strangers feel like the only guests who mattered.

"Human beings experience space through their nervous systems, through sensation, not just through how things look."

In 2010, as part of a healing journey after a stroke at age twenty-seven, she attended her first Ayurvedic retreat. There she discovered a vocabulary for what she had sensed intuitively for years. Ayurveda — particularly the concept of Vata, the energy of movement and travel — gave her a framework for understanding why certain environments restore people and others quietly drain them. By 2016 she had become a certified Ayurvedic practitioner and began weaving those principles into hospitality.

That same year, inspired by a miserable midnight check-in at a dark, unprepared rental where she felt "expected but not welcomed," she bought her first vacation rental in the Poconos. Starting with one property and that single feeling, she spent the next fifteen years hosting over 200,000 guests, eventually scaling to twenty-five properties, forty-six employees, and roughly twenty thousand guests a year.

"The unforgettable properties were the ones that had been felt — spaces where lighting, scent, texture, and sound worked together to bring a traveler's nervous system from 'on alert' to 'at ease.'"

Along the way, she traveled to more than 400 accommodations in 65 countries, studying which places lingered in memory, and why. The answer was rarely thread count or square footage. She began experimenting relentlessly: blending essential oils, layering textures, designing analog experiences like reading corners and vinyl lounges, watching what made guests extend their stay.

In 2022, she and her husband bought a historic inn in Canadensis, Pennsylvania. The Pump House Inn & Spa — over seven thousand square feet, sixteen rooms across three buildings on 3.6 acres — became her living laboratory for full-scale sensory design. Within the first year, it earned a 4.9 Google rating and 9.2 on Booking.com, welcoming more than two thousand guests. She accomplished this with a shoestring decorating budget, repurposed pieces, and intentional design.

Among the guests who stayed that first year was a Qatari diplomat, traveling with his family. He left a review in his own language that translates simply: "I'm thinking of going back a second and a third time." His daughter, sitting on the front porch one afternoon, looked out at the Pennsylvania hills and said: "I feel like an American right now."

That is what intentional design does. It does not just improve a rating. It gives people a moment they carry with them.

Today, through Kulachka & Co. and her flagship course The Unforgettable Host, Svetlana teaches vacation rental hosts how to design multi-sensory, Vata-balancing environments that feel like care in physical form. Her work bridges ancient wellness principles with modern revenue realities, showing operators how to turn small, intentional touches into premium rates, rave reviews, and guests who cannot quite explain why they have to come back.
